Why List Your Home With A Realtor

Many homeowners this time of year begin to consider selling their homes. They know that the spring is the best time of the year to sell and that buyers are more plentiful. This year is, by far, no exception. Actually, it may be the best time since 1990 to sell a home. The economy has recovered substantially and interest rates are still low enough to entice the buyers into buying their dream home.

The first major concern is whether to sell "For Sale By Owner" or to hire a professional Realtor to sell your home. You seek the advice of professional people for your financial, legal and medical needs and you should also choose a professional for your real estate needs. The following are ten reasons to hire a Realtor to sell your home.

  1. A Realtor is a member of the National Association of Realtors and abides by a strict Code of Ethics and Professional Standards.

How We Sell Your Home

  1. Your completed and signed listing agreement is placed in the MAAR Multiple Listing Service within 24 hours.
  2. All REALTORS in our office are notified about the new home. They may wish to preview your home for potential buyers with whom they are working and/or we may all visit the home after a sales meeting.
  3. One of our company signs will be placed in your yard allowing people who see your house every day know that it is available. This, very often, is our best form of advertising.
  4. Prospective buyers who are in our database will be contacted immediately.
  5. Your agent will discuss with you how you would like for your property to be shown. The house needs to be available for showings at all times and often on short notice. We will give you as much notice as they give us.
  6. Advertising your home may be done in the Commercial Appeal, the Real Estate News, the Memphis Area Association of Realtors Homes For Sale Magazine, Memphis Business Journal, the MLS service, Worldwide on the Internet, and informative fliers.
  7. When a written offer is presented, we will meet with you in person to discuss the offer. We prefer not to discuss this over the phone.
  8. Once an offer is acceptable to both parties and becomes a contract, we will assist you in preparing for the closing. We will also keep track of the buyer's progress towards loan approval.
  9. Your property will be recorded in the MLS as SOLD and you will be added to our mailing list.

How Your Home Will Be Shown
To Potential Buyers

You will always be notified about showings of your home, unless you specify otherwise.

As your listing agent, someone from my office or I will always make the appointments with buyers who are not working with an agent. You should never let someone in your home who tells you that I told them to come see your home.

Our secretaries names are Miriam Rea and Jean Brents and, most of the time, they are the ones who will contact you when an agent from another company wants to show the house.

In the event someone drives up while you are in the yard and wishes to see your home, I recommend that you tell them to call me for an appointment. This way you are not letting a stranger in your home and we have a number where we can contact the buyer.

Keybox - The house must be available at all times for showings. You do not wish to miss a buyer! I strongly recommend the use of an electronic Keybox on your home. To access the Keybox, an agent would call the office for an appointment, after you approve the showing, the agent is given instructions as to the location of the Keybox and any specific showing instructions, and they can get your key from inside the Keybox. The agent has an electronic key pad which records the showing or who was in the house and at what time. Someone finding a key pad is unable to access your home due to a password usage and we can also read the Keybox to see who has entered your home in the event of unauthorized entry to the home.
